Our charm and warmth captivate hearts this time of year, making it difficult for anyone to want to leave. As another year draws to a close, it brings a tapestry of joys, challenges, and achievements that shape life and business.

At this point, the question I am asked most often is what impact do I see on our real estate values over the next few months. Despite the overall cooling of the market, certain segments remain active. Move-in-ready homes are still attracting buyers who want to avoid the unpredictability of renovation projects. Older homes that need updates are more challenging to sell. These shifts suggest a market recalibrating, and the overall trend points to cautious buyers and a longer sales process. Our market is shifting. It takes a steady hand and top-notch expertise to ensure the best outcomes for my valued clients.

This season also serves as a reminder of the importance of gratitude. At this time of year, I do not want to overlook the simple things, the important things in our lives that mean the most to us and define us as a people: friendship, sharing, community…offering a helping hand, doing things with no expectation of getting something in return. I know these are the things that matter most. The Holidays are a time of fellowship and love, a time for reflecting on who we are and where we’re going, and for being grateful for what we have.

MARKET REPORT

New Listings have increased by 14% month over month and have increased by 2% year over year.

Active Listings inventory levels have increased by 2% compared to the previous month and are up by 22% compared to last year.

The number of units sold decreased from the previous month and is down by 8% year over year.

Inventory increased by 22% over the same timeframe.

Total Sales Volume decreased by 4% month over month and decreased by 10% year over year.

Average Days on Market have increased month over month and are up 49% compared to the previous year.

 

This report represents all residential listings in the Stellar MLS coverage area for November 2024.

Art Installation Coming to US 41 and 14th Street Roundabout

Five years after it was selected to grace the center of the roundabout at U.S. 41 and 14th Street, construction of the concrete foundation for “Poly” is finally underway. Contractor Spectrum Underground Inc. is prepping the site for the anticipated January 2025 installation of the public art sculpture by New York artist Nancy Hou, created specifically for that location. With the matter of Poly settled, the city has two more roundabout sculptures to address — Seagrass at 10th Street and “Sun Always Shines” at Fruitville Road. Also looming is the newest roundabout at U.S. 41 and Gulfstream Avenue, which was intended to be part of the Art in the Roundabouts program.

Bayfront Park Reopens

Exactly 7 weeks after Hurricane Milton made landfall, visitors are able to enjoy beautiful Bayfront Park once again following significant damage caused by both Hurricanes Helene and Milton. In the past 49 days, Bayfront Park has undergone extensive repairs. Boats, downed trees, sand, and other debris were removed from the park before new grass, gravel, and mulch were brought in and spread. The splash pad suffered severe saltwater intrusion from storm surge, and City crews and contractors worked hard to repair corroded pipes and electronics controlling the fountains. Enjoy!

Marie Selby Gardens Fully Reopen

Finally, the entire Downtown Sarasota campus of Selby Gardens is open for its regular hours of 10 a.m. to 5 p.m. daily! In addition, the campus will be fully open and aglow with more than two million lights, festive photo opps, activities & entertainment for the whole family to enjoy! Lights in Bloom has proudly been ranked in USA Today 10Best Readers’ Choice contest for Best Botanical Garden Holiday Lights in the country! Food and beverage will be available for purchase. In addition to our festive vendors, food trucks, and the Michael’s On East Food Tent, The Green Orchid by Michael’s On East will be open from 5 to 9 p.m. for full dinner service during Lights in Bloom®!

The 25th Annual Sarasota New Year’s Eve Pineapple Drop returns from 1:00 p.m. to 1:30 a.m. along Main Street and Lemon Ave downtown Sarasota with a carnival, multiple outdoor stage performances, NYE count down and fireworks.
