As we enjoy spring, the Sarasota real estate market is experiencing significant changes, as evidenced by the latest housing data. As a potential homebuyer or seller, it’s crucial to understand these dynamics to make informed decisions.

One of the most notable trends is the substantial increase in inventory levels across Sarasota and Manatee Counties. Single-family homes and townhouses/condos in both counties have seen year-over-year increases in active listings, ranging from 52.5% to 128.1%. We’re heading back into the pre-Covid market, which is healthy.

As a seller, it’s essential to recognize that the market is shifting. Ensure your home is priced correctly from the start, based on current market conditions and comparable properties. Understand you may need to be more flexible with showings, and open to feedback from potential buyers. If you’re thinking of buying, now might be a good time to start looking. Take Sarasota’s Community Health Survey

The Florida Department of Health in Sarasota County (DOH-Sarasota) invites residents to complete the 2024 “Community Health Well-being” survey. The survey collects data from Sarasota County residents on nutrition, physical activity, access to care and mental health, intended only for Sarasota County residents who are 18 years or older. All survey responses are anonymous and no identifying information is collected. The survey takes approximately 10 minutes to complete and is available online through May 15.

Data collected from this survey will help DOH-Sarasota develop a community health improvement plan, and survey results will be shared with the community on the DOH-Sarasota website. If you have any questions, please email Stephanie.Seiffert@flhealth.gov.

Sarasota Yacht Club Plans Expansion

It’s been nearly seven years since the Sarasota Yacht Club launched plans for a complete upgrade of its marina, the last six of which have been spent waiting for permit approvals from city, state and national agencies. Finally, the end of waiting is within sight. The plans call for expanding the size and increasing the number of slips on the club’s existing three docks and gaining the use of a fourth dock from SYC’s neighbor to the west, Plymouth Harbor. In addition, all the dockage, except for 10 boat slips held for Plymouth Harbor’s use, will be upgraded from fixed to floating. As a result, the total number of SYC slips will increase from 108 to 120, and total dockage will expand by 8,000 square feet to 33,000 square feet. The existing seawall will also be completely replaced. A second phase calls for developing and upgrading the SYC campus and clubhouse. A third phase could involve acquiring or expanding beyond the current campus, with possibilities including gaining beachfront access or establishing a second clubhouse in downtown Sarasota.

AT&T Service Upgrades on Longboat Key

 

Better wireless service is on the way for AT&T customers on Longboat Key. Town commissioners recently voted in favor of changing the wording of some of the town’s zoning code for AT&T to install wireless service enhancements. As a part of the town’s utilities undergrounding project, the town invited wireless cell service providers to install mounted devices on the top of utility poles to bring service enhancements to the island. The nine existing Verizon cell poles on Longboat Key are 25- or 35- feet tall poles. The new AT&T antennas will be placed on top of smart street poles being installed with the underground utility project.

RESTAURANT REVIEW

Big Top Brewing Opening

Sarasota’s Big Top Brewing is about to get a major upgrade. Its new building, located at Fruitville Commons off Fruitville Road east of I-75, and a whopping 18,000 square feet that’s equal parts beer garden, gastropub and beer production facility. Indoor dining will be full service, while outside guests will be able to choose their preference for food service.
